About pricing
Every Long Island home is different. A 1856 pre-war frame and a 1953 Levitt Cape cost different amounts to reinforce, even for the same dormer. The honest answer is 'come walk the site and we'll tell you.' We give a firm fixed-price quote within 10 business days of the walk-through.
Fixed price. Every time. We've built 618 projects on fixed-price contracts without a single uncounted change order that wasn't client-requested. Our pricing includes a formal contingency we control — you don't get a surprise invoice when the excavator hits bedrock.
Materials, labor, foundation work, structural engineering, architect drawings (when we draw in-house), all township permit costs, inspections, debris disposal, and final punch list. Not included: client-selected allowances that exceed the spec (premium appliances, upgraded tile), survey and lot-line certifications, insurance or lender-driven requirements.
Typical for a major addition: 10% at contract signing, then milestone-based draws through the build. Every draw is tied to a defined milestone (framed and sheathed, dry-in, rough complete, etc.). Draws for lender-financed projects coordinate with the bank's inspection schedule.
