About new construction

Our ground-up custom homes run 3,500–8,000 sq ft across Nassau and Suffolk. Hamptons East End work typically scales larger. Tear-down rebuilds usually yield a footprint 25–40% larger than the original. We don't take projects under 3,200 sq ft — too small for the vertically-integrated model.

Design + permitting: 4–8 months. Site prep and foundation: 6–8 weeks. Rough framing through dry-in: 8–12 weeks. Mechanicals, finishes, cabinets, and punch: 16–24 weeks. Typical 4,000–6,000 sq ft project lands at 12–16 months from foundation pour to certificate of occupancy. Tear-downs add 2–3 weeks for demo.

Fixed price. Full stop. We've built 48 ground-ups on fixed-price contracts since 2007 without a single change order that wasn't client-requested. Our pricing includes a formal contingency we control — you don't get a surprise invoice when the excavator hits bedrock. Ask any of our past new-build clients.

Yes — East End work is a growing share of our book. Southampton, East Hampton, Bridgehampton, Sag Harbor. Hamptons work runs through our new build superintendent. We coordinate with the local architectural review boards and are familiar with dune, CCA, and flood-zone requirements.

We build in the $1.6M–$1M range in Nassau and Suffolk, and higher on the East End. That's what most markets would call 'upper-end custom.' We're not a spec-home factory and we don't chase volume builds — we take 3–5 new-home projects a year so our new build superintendent and the owner can stay hands-on.

Rule of thumb: if the scope of a renovation exceeds 60% of the replacement cost of the existing home, a tear-down rebuild is usually the better financial decision. We walk the house, get a structural opinion on the existing frame, and model both paths before you decide. No pressure either way — sometimes the right answer is renovation.
