Second-story additions (full and partial), rear additions (great rooms, dining, suites), primary-suite additions (350–500 sq ft on average), bump-outs (4–12 ft deep), kitchen additions, in-law suites, and home extensions. A full second story on a ranch or split runs 16–24 weeks from demo to final. A partial second is usually 10–14 weeks. Rear additions typically run 12–18 weeks. Design and permitting add 2–4 months on the front end. We give you a Gantt chart before signing so you know what each week looks like.

Sometimes, sometimes not. Rear and bump-out additions usually don't require it. Full second-story additions typically do — the roof opens for 2–3 weeks and the HVAC is compromised. We plan rental timing in the Gantt chart and often help you find a short-term furnished option. Some clients keep living there through the dust if they have a buffer zone.

Yes, regularly. We work with about a dozen LI architects on a repeat basis — Meyer Davis, Mojo Stumer, Saparito Design, and others. If you've hired your own, we'll come to the first meeting and review drawings for constructability and cost before you lock specs. If you haven't, our in-house architect is in-house and draws our most-common additions.

Our typical addition lives between $180K and $650K. A bump-out is usually the low end, a primary suite in the middle, and a full second story at the top. Price scales with square footage, finish level, and structural complexity. We give a firm fixed-price quote after the walk-through — not a range, not a T&M estimate, an actual number you can sign.

In most Long Island markets, yes — especially on the North Shore and in established Nassau villages. Additions historically appraise at 80–105% of cost in the first year, and rise with the market. We share appraisal data from past projects during your estimate so you can make the investment with eyes open.

Look for a contractor who carries a Nassau/Suffolk Home Improvement license, holds general liability and workers' comp, and can show you finished projects similar to yours. Ask for a fixed-price written contract — not a time-and-materials estimate. We carry both county licenses, $2M in liability, and give a firm number after the walk-through. It depends on your town's setback and lot-coverage requirements. In Nassau County, most towns require 4–8 ft side-yard setbacks and cap lot coverage at 30–35%. In Suffolk, it varies by township. We pull your survey and zoning code during the first visit so you know exactly what's buildable before you spend on plans. If you need a variance, we'll tell you upfront.
